On 27 October 2026, 2,726 garages and parking spaces were for sale in Belgium at a median asking price of €30,000 and an estimated rent of €119 a month. That is a median gross yield of 4.6%. After registration duty, notary fees, vacancy and yearly costs, the median net yield is 2.2%. Higher figures you see elsewhere are usually gross yields on the asking price. This page shows how we calculate it, city by city, and how to check a listing yourself.
In Belgian Dutch a "garage" can also mean a car dealer or workshop, and the lockable single-car unit is called a garagebox. We tell four kinds apart: lock-up garage (garage box), 556 for sale, lock-up parking space, covered parking space and outdoor parking space.
Their median net yields are close together (1.8% to 2.4%): the city and the purchase price matter more than the type.
Gross yield is annual rent divided by the asking price, the number in many listings. Net yield subtracts the costs an owner really carries: registration duty (12% in Flanders, 12.5% in Brussels and 12.5% in Wallonia), notary fees including VAT, 5% vacancy, property tax, insurance, the building's service charges and maintenance, for a purchase without a loan.
In Belgium the median is 4.6% gross and 2.2% net; the middle half of garages sits between 1.6% and 3.0% net. A seller or forum post promising 8 to 9% usually leaves purchase costs out.
On the median asking price of €30,000 come registration duty and notary fees: about €36,064 in total to acquire one garage. A garage bought on its own pays the standard rate: 12% in Flanders, 12.5% in Brussels and 12.5% in Wallonia. The reduced rate for a sole own home does not apply to an investment garage.
Before you buy, ask for the co-ownership documents: the deed, the minutes and the yearly service charge.
We estimate each garage's rent from comparable rental ads: first on the same street, then nearby, then across the city, and only then with a model. For 43% of properties that happens at street or neighbourhood level.
In validation, our estimate is off by a median 15.0% from the actual asking rent, against 16.7% for a plain city average. They remain estimates based on asking rents, not financial advice.
This table only lists cities with at least 25 usable listings, sorted by net yield. Net yield is highest in Anderlecht, Zaventem and Jette (3.2% to 3.5%) and lowest in Blankenberge, Roeselare and Knokke-Heist (1.3% to 1.5%), where prices are high and rents do not rise in proportion.

For every listing we estimate the rent from comparable rental listings: first on the same street, then nearby, then city-wide, and only when that is not enough with a model. Gross yield is the annual rent divided by the asking price. Net yield accounts for registration duty, notary fees including VAT, 5% vacancy, property tax, insurance, service charges and maintenance, for a cash purchase. The median error of the rent estimate for garages is 15.0%. Read the full methodology.
