Net yield = (annual rent × 95% − yearly running costs) ÷ (asking price + registration duty + notary fees). It accounts for 5% vacancy and the total purchase cost, unlike the simpler gross yield.
Example using the median figures for garages in Belgium (27 October 2026): asking price €30,000, estimated rent €115/month, registration duty €3,750, notary fees €2,314. Total purchase cost €36,064. Gross yield 4.5%, net yield 2.2%.
