Who is responsible for your data

PandPeil is run by the operator of PandPeil ("we"). The operator is the data controller within the meaning of the General Data Protection Regulation (GDPR) for the processing carried out on this website, and can be reached at contact@pandpeil.com.

PandPeil is run anonymously: this page deliberately names no person, address or company number. For questions about this policy or your data, contact contact@pandpeil.com.

Scope

This policy applies to this website, in every available language (Dutch, French, English). The Dutch version is the authoritative one; see the terms of use.

What data we process

PandPeil works without user accounts, without any login, and without cookies that require your consent. We process the following categories of data:

Anonymous, aggregated page statistics via Cloudflare Web Analytics: a cookie-free measurement that does not identify individual visitors, does not use fingerprinting, and for which we do not store your IP address. We only see how many page views a page (e.g. a city or property type) received.
Hosting logs from our hosting provider Cloudflare, which acts as a processor for the technical operation and security of the website (e.g. IP address, timestamp, requested page, kept briefly for security and debugging). See Cloudflare's own privacy policy: https://www.cloudflare.com/privacypolicy/.
Esri map tiles: when you use the map view, the place-name labels on the map (and, if your browser doesn't support WebGL, the entire basemap) are requested directly from Esri as tiles; Esri then receives your IP address as a necessary technical consequence of that request. Esri is a third party here, not our processor. See Esri's privacy statement: https://www.esri.com/en-us/privacy/overview.
OpenFreeMap map tiles: the basemap itself (roads, water, buildings) is requested directly from OpenFreeMap as tiles; OpenFreeMap then receives your IP address as a necessary technical consequence of that request. OpenFreeMap is a free service run by Hyperknot Software Kft. (Hungary) and a third party here, not our processor. See OpenFreeMap's privacy policy: https://openfreemap.org/privacy/.
An embedded Google Maps map in the calculator, when you send a property from the listings into the calculator: Google then receives your IP address and the location shown. See Google's privacy policy: https://policies.google.com/privacy.
Listing photos, loaded directly from Immoweb's image servers ("hotlinking"): we do not store these photos ourselves, but your browser requests them directly from Immoweb, which then receives your IP address. See Immoweb: https://www.immoweb.be/.
Your language preference (Dutch, French or English), stored in your browser's local storage under the name pandpeil-lang. This is strictly necessary for the site to work and is never sent to our servers.
Data from public property listings on Immoweb.be: address, price, surface area, photo URLs and other characteristics of the property itself. These are primarily data about a piece of real estate, not data about an identified person. Our own interface never shows the name or contact details of the seller, owner or agency. The raw, publicly scraped data files our website uses (the same files that feed the interface) may, as on Immoweb itself, contain the agency's or advertiser's name; those fields are never shown anywhere in our interface.

Why we process this data (legal basis)

Processing hosting logs and anonymous page statistics is based on our legitimate interest (GDPR art. 6(1)(f)) in keeping the website secure, available and usable, and in understanding which cities and property types visitors are interested in, without tracking individual visitors.

Collecting and publishing aggregated figures about public property listings is based on our legitimate interest in offering a free, informative overview of the property market; the data is already public on Immoweb.be, and the privacy impact on the advertiser is limited because we never publish a name or contact details.

How long we keep data

Property listings are collected again every week; older data is overwritten with each update. Hosting logs and anonymous statistics are kept according to Cloudflare's standard policy, generally for a short period and only for security, debugging and aggregated reporting.

Transfers outside the European Economic Area

Cloudflare, Esri and Google are US companies that may process data outside the EEA. Where applicable this happens on the basis of the EU-US Data Privacy Framework and/or the European Commission's standard contractual clauses (SCCs), as described in those parties' own privacy policies.

Property listings: removal or correction

If you are the owner, occupant or agency of a property that appears on PandPeil and want a listing corrected or removed (for example because the property is no longer for sale, or a detail is wrong), contact us at contact@pandpeil.com. We handle every request as quickly as possible, and in any case without undue delay.

Your rights

Under the GDPR you have the right to:

request access to the data we process about you;
have inaccurate data corrected;
have data erased;
object to processing based on legitimate interest;
request a restriction of processing.

No automated decision-making

PandPeil makes no automated decisions with legal effects on you and applies no profiling of individual visitors. The rent and yield estimates shown are general, statistical calculations based on property data, not on your personal data.

Cookies and similar technologies

This website uses no cookies, pixels or other tracking technologies that require your consent, and therefore shows no cookie banner. The only data stored in your browser are your language preference (strictly functional, see above) and temporary technical data that supports the page working. Cloudflare Web Analytics works without cookies.

We may update this policy, for example following changes to the website or the law. The date of the latest change is always shown below.
