Registration duty is the tax paid when buying property in Belgium, calculated on the purchase price. As an investor — so not for your sole owner-occupied home — you pay the standard rate in every region, even for a garage or parking space bought on its own.
| Region | Standard rate (investor) | Reduced owner-occupier rate | Applies to an investor? |
|---|---|---|---|
| Flanders | 12% | 2% | Only for a buyer's sole, owner-occupied home (since 1 Jan 2025) — not available for a second property or an investment purchase. |
| Brussels Region | 12.5% | No | An abattement exempts the first €200,000 of the taxable base, but only for a buyer's sole, owner-occupied home — not for a second property. |
| Wallonia | 12.5% | 3% | Only for a buyer's sole, owner-occupied home (since 1 Jan 2025) — not available for a second property. Owning a garage separately does not block someone else's reduced rate, which confirms garages are treated as a distinct asset class. |
