Payback period calculator

A simple payback period (ignoring appreciation) is roughly 100 ÷ net yield (%), in years — how many years the annual net cash flow needs to repay the total purchase cost. The tool below shows the real, year-by-year path including your own appreciation assumption.

Example: at a 2.2% net yield on garages in Belgium, the simple payback period is roughly 46 years (not counting appreciation).
